Duct cleaning is the easiest home service in Dubai to overpay for and the hardest to verify afterwards. We booked seven companies, photographed inside the ducts before and after, and recorded what each one actually did.
The uncomfortable finding first: of the seven companies we booked, only three opened the ducts and used mechanical agitation with negative pressure. The rest cleaned the visible grille, sprayed a disinfectant into the vent and called it duct cleaning. All seven charged duct cleaning prices. Scores below reflect method above everything else, then equipment, then whether the quote survived contact with the property. Pricing in this category is quoted three different ways, which is precisely why comparison is so difficult. Some companies charge per AC unit, some per bedroom, some a flat rate for the property. Below is what each approach cost us in August 2026, VAT included.
Searches for the cheapest AC duct cleaning in Dubai are common, and the offers that answer them sit under AED 100 per unit. An offer at that level is almost always a filter clean rebadged as duct cleaning. That is a legitimate service and worth having twice a year, but it is not the same job and should not carry the same name or price.
There are three methods on offer in Dubai and they are not equivalent. The one you want is mechanical agitation combined with negative pressure: a rotary brush or air whip loosens the debris while a vacuum unit holds the duct under suction so nothing escapes into the room. This is the approach behind the NADCA standard that certified operators work to, and it is the only one that measurably removes accumulated dust from the duct wall.
The second method is contact vacuuming, where a technician runs a vacuum hose as far into the duct as it reaches. It removes loose surface debris near the opening and nothing further in. Better than nothing, easily oversold.
The third is spraying a disinfectant or fogging the vent without any mechanical cleaning first. On a dusty duct this seals the dust in place under a damp film, which is worse than leaving it alone. If a company leads with sanitising and never mentions brushing or extraction, that is the tell.
One practical check while the technician is working: ask to see the vacuum collection bag or filter at the end. EcoClean showed it unprompted; two other crews declined. A genuine duct clean in a Dubai apartment that has not been done in two years produces a visible quantity of grey dust. An empty bag means the dust is still in the duct.
Dubai is harder on air conditioning than almost anywhere. Units run nine months a year, fine desert dust is constant, and the humidity through summer keeps coils damp enough for growth. The general international advice of every three to five years does not transfer well here.
Apartments and villas in normal condition. Book it in spring, before the system runs flat out from May onwards.
Homes near active construction, ground-floor units, properties with pets, or anyone in the household with asthma or dust allergies.
Always, regardless of what the landlord says. You have no idea when it was last done or what the previous tenants put through it.
Construction dust travels through the return air path and settles across the whole duct run. This is the single dirtiest case we photographed.
Separate from duct cleaning and something you can do yourself. Clogged filters are the most common cause of weak cooling and high bills.
The evaporator coil collects a damp film of dust that no amount of duct brushing reaches. Ask whether it is included, because often it is not.
The same service costs wildly different amounts depending on what you live in, and the reason is the ductwork rather than the floor area. A one-bedroom apartment usually runs one or two fan coil units off short duct runs, and the whole job is done in half a morning for AED 300 to AED 600.
A villa is a different animal. Five to eight units, long runs threading through ceiling voids across two floors, and access panels that were sometimes plastered over during a renovation. Budget a full day, two technicians and AED 1,000 to AED 1,900. If nobody has opened those ducts since the villa was built, expect the first clean to take longer than the quote assumes.
Older towers add their own problem. Buildings from the early 2000s often run fibreglass-lined ducts, and where that lining has degraded, brushing it aggressively sheds fibres into the air rather than removing dust. A technician who spots this and recommends encapsulation or replacement instead of a hard mechanical clean is doing you a favour, even though it sounds like an upsell.
Chiller-served towers are worth a separate call to building management. In many Dubai buildings the main risers are maintained centrally, and what you are responsible for stops at your own fan coil unit and the branch ducts inside the apartment. Paying to clean something the service charge already covers is a common and avoidable expense.
Once the grilles are back on the ceiling you have no way of knowing what happened up there. So the questions have to come before the booking, not after the invoice. These five are the ones that actually sort the field.
Allow two hours for the first unit and about an hour for each one after that. The crew should lay dust sheets under the vents, isolate the system at the breaker, and remove the grilles before anything else happens.
From there the sequence is consistent among the providers that do this properly: filters out and washed, brush or air whip fed into each duct run while the vacuum unit holds suction, the supply and return openings cleaned individually, then the evaporator coil and drain pan if the coil is part of the job. Sanitising, if you have paid for it, comes last and only after the mechanical work.
You are not required to be present the whole time, but be there at the start to walk the property with the technician and at the end for the handover. Ask for the before-and-after images then, while the equipment is still out and the claim can be checked. Companies that offer the report without being asked are, in our testing, the ones that also did the work. I spent six years planning HVAC maintenance schedules for residential towers before moving into writing, which is where the scepticism about duct cleaning offers comes from. For this comparison I booked seven companies at my own expense across two apartments and one villa, borrowed an inspection camera, and photographed the same three duct runs before and after every visit. Here, yes. Nine months of runtime a year and constant desert dust make this a different question than it would be in London. The caveat matters though: only if they clean mechanically and extract. Paying for a sanitising spray with no brushing is worse than doing nothing, because it damps the dust down and leaves it where it is.

In most Dubai tenancy contracts routine AC servicing and cleaning are the tenant's responsibility, while repairs and replacement of the unit itself sit with the landlord. The split is written into the maintenance clause, so read it before you pay: some landlords cover one annual service, and in a number of buildings duct cleaning is already included in the service charge.
Annually for most homes. Cut that to every six to nine months if you live near a building site, keep pets, or someone in the house has asthma. Two occasions are non-negotiable: when you move in, and after any renovation. Filters are a separate job entirely, every one to three months, and you can do those yourself.
Two hours for the first unit, about an hour for each one after. A two-bedroom flat is a morning, a six-unit villa is a full day. If someone is packing up thirty minutes after arriving, they cleaned the filter and the grille and nothing else.
A little, and not for the reason people assume. The saving comes from the filter and the coil, not the ductwork. Both make the system run longer to hit the same temperature. What you will actually notice is that the flat cools faster, not that the DEWA bill collapses.
AC cleaning and duct cleaning are priced separately. Cleaning the indoor unit, meaning filters, coil and drain pan, runs AED 120 to AED 300 per unit. Adding the ductwork takes it to AED 250 to AED 550. Whole-property servicing of an apartment with two or three units typically lands between AED 400 and AED 900.
The filters, absolutely. Ten minutes, and it covers most of the benefit anyone gets from this whole category. Grilles come off and wash in the sink too. Inside the duct run is where it stops, because that needs a brush system and a vacuum that holds negative pressure, and nobody owns one of those.
AC cleaning is the box: filters, evaporator coil, drain pan, the grille you can see. Duct cleaning is the pipework behind it carrying air around the property. Plenty of quotes blur the two on purpose, so name both when you ask what is included.
