Duct cleaning is the easiest home service in Dubai to overpay for and the hardest to verify afterwards. We booked seven companies, photographed inside the ducts before and after, and recorded what each one actually did.
The uncomfortable finding first: of the seven companies we booked, only three opened the ducts and used mechanical agitation with negative pressure. The rest cleaned the visible grille, sprayed a disinfectant into the vent and called it duct cleaning. All seven charged duct cleaning prices. Scores below reflect method above everything else, then equipment, then whether the quote survived contact with the property. Pricing in this category is quoted three different ways, which is precisely why comparison is so difficult. Some companies charge per AC unit, some per bedroom, some a flat rate for the property. Below is what each approach cost us in August 2026, VAT included.
An offer below AED 100 per unit is almost always a filter clean rebadged as duct cleaning. That is a legitimate service and worth having twice a year, but it is not the same job and should not carry the same name or price.
There are three methods on offer in Dubai and they are not equivalent. The one you want is mechanical agitation combined with negative pressure: a rotary brush or air whip loosens the debris while a vacuum unit holds the duct under suction so nothing escapes into the room. This is the approach behind the NADCA standard that certified operators work to, and it is the only one that measurably removes accumulated dust from the duct wall.
The second method is contact vacuuming, where a technician runs a vacuum hose as far into the duct as it reaches. It removes loose surface debris near the opening and nothing further in. Better than nothing, easily oversold.
The third is spraying a disinfectant or fogging the vent without any mechanical cleaning first. On a dusty duct this seals the dust in place under a damp film, which is worse than leaving it alone. If a company leads with sanitising and never mentions brushing or extraction, that is the tell.
One practical check while the technician is working: ask to see the vacuum collection bag or filter at the end. EcoClean showed it unprompted; two other crews declined. A genuine duct clean in a Dubai apartment that has not been done in two years produces a visible quantity of grey dust. An empty bag means the dust is still in the duct.
Dubai is harder on air conditioning than almost anywhere. Units run nine months a year, fine desert dust is constant, and the humidity through summer keeps coils damp enough for growth. The general international advice of every three to five years does not transfer well here.

Construction dust travels through the return air path and settles across the whole duct run. This is the single dirtiest case we photographed.
Separate from duct cleaning and something you can do yourself. Clogged filters are the most common cause of weak cooling and high bills.
The evaporator coil collects a damp film of dust that no amount of duct brushing reaches. Ask whether it is included, because often it is not.
Allow two hours for the first unit and about an hour for each one after that. The crew should lay dust sheets under the vents, isolate the system at the breaker, and remove the grilles before anything else happens.
From there the sequence is consistent among the providers that do this properly: filters out and washed, brush or air whip fed into each duct run while the vacuum unit holds suction, the supply and return openings cleaned individually, then the evaporator coil and drain pan if the coil is part of the job. Sanitising, if you have paid for it, comes last and only after the mechanical work.
You are not required to be present the whole time, but be there at the start to walk the property with the technician and at the end for the handover. Ask for the before-and-after images then, while the equipment is still out and the claim can be checked. Companies that offer the report without being asked are, in our testing, the ones that also did the work. I spent six years planning HVAC maintenance schedules for residential towers before moving into writing, which is where the scepticism about duct cleaning offers comes from. In Dubai, yes, provided the company uses mechanical cleaning with extraction. Nine months of running time and constant fine dust make this a different proposition from a temperate climate. What is not worth paying for is a sanitising spray with no brushing, which seals dust in place rather than removing it.

Once a year for a normal apartment or villa, and every six to nine months near construction, with pets, or where someone has asthma. Always clean them when moving into a property and after any renovation work. Filters are separate and need attention every one to three months.
About two hours for the first unit and an hour for each additional one, so a typical two-bedroom apartment takes three to four hours and a villa with six units takes a full day. Anything finished in thirty minutes was a filter and grille clean.
Modestly, and mostly through the filter and coil rather than the ducts. A clogged filter and a dust-coated coil force the system to run longer for the same temperature. Expect a noticeable improvement in cooling performance rather than a dramatic drop in the bill.
You can and should clean the filters yourself, which takes ten minutes and covers most of the benefit. The grilles can be washed too. Cleaning inside the duct run requires a brush system and a vacuum unit that holds negative pressure, so that part is a job for equipment you are unlikely to own.
AC cleaning normally means the indoor unit: filters, evaporator coil, drain pan and the visible grille. Duct cleaning means the pipework carrying the air through the property. A complete job covers both, and many quotes deliberately blur the two, so ask which parts are included.
